COMPREHENSIVE POST-EARTHQUAKE RENOVATION OF THE CROATIAN BANK OF RECONSTRUCTION AND DEVELOPMENT BUILDING

INVESTOR: Croatian bank of Reconstruction and Development

LOCATION: Strossmayerov trg 9, Zagreb

SERVICE: Construction supervision

The project provides a technical solution for the complete rehabilitation and modernisation of the building damaged in the earthquake of 22 March 2020, with demonstration of compliance with the essential requirements for structures in accordance with applicable regulations.

The building was originally constructed in 1899 to a design by Alexander von Aigner in the historicist style with an eclectic façade. It was originally a corner building with commercial spaces arranged around an open courtyard, comprising a basement, ground floor, three upper floors, and an undeveloped attic. During the 1996 reconstruction, the courtyard was covered, the basement and ground floor were refurbished, the boiler room was relocated to the fourth floor, and the attic was converted into office space. In 2017, a new cooling system with a platform for VRV units was installed.

The building is located within the Historic Urban Area of the City of Zagreb (Z-1525) and the "Green Horseshoe" (Z-1536), and is therefore subject to conservation conditions, although it is not individually listed as a protected immovable asset. The current building has six floors and a covered atrium providing natural light and ventilation, with an irregular pentagonal floor plan and a dome at the street corner junction.

The project envisages a comprehensive structural and technical renovation, rehabilitation of historic elements, and modernisation of installations, in order to restore the building to a safe, functional, and long-term sustainable condition within the protected historic area.
